A quiet corner
of the Modena Apennines.

Riserva del Frignano is a holiday home made up of two self-contained apartments on the same street in Pavullo nel Frignano. They can be booked separately — one sleeps four, the other two — or together when you travel as a group.

The feel is that of the quiet Apennine countryside: meadows and woods in front, the town a two-and-a-half-minute drive behind. The furnished garden, the patio and the barbecue are there for guests; parking is private, free and covered by CCTV.

Inside, everything is new and well kept: underfloor heating, fully equipped kitchens, linen provided, Wi-Fi in every room. It is the right base if you want to walk in the Apennines, visit the Motor Valley or simply stay put for a few days.

Ground Floor Apartment

60 m² on the ground floor with two bedrooms, a furnished garden and a barbecue. A welcoming ground-floor holiday home with air conditioning, a living room with sofa and a fully equipped kitchen. It has two bedrooms — one double and one with a single bed that converts into a double — a private bathroom with external access, Wi-Fi and a garden with barbecue. Private CCTV-monitored parking is included.

Studio with Patio

30 m² with wooden floors, exposed beams and a private outdoor patio. A characterful studio with a large window wall, parquet and timber beams, a double sofa bed, a full kitchen and a private bathroom. It has an outdoor patio with table and chairs, heating, Wi-Fi and private CCTV-monitored parking. Pets are not allowed.

It is not the big promises that make a stay good, but the small things: outdoor space of your own, somewhere to leave the car without worrying, a kitchen that actually works.

  • i.Private outdoor space. A furnished garden with sun loungers, table, chairs and parasol for the apartment; a covered patio with table and chairs for the studio. The barbecue is available to both.
  • ii.Two genuinely independent units. Separate entrances and no shared indoor space: you are together when you want to be and on your own when you need to be.
  • iii.Comfortable in every season. Underfloor heating and air conditioning in the apartment, designer radiators in the studio, full kitchens with dishwasher and induction hob.
  • iv.A well-placed base. The centre of Pavullo 2.5 km away, Montecuccolo castle a quarter of an hour, Maranello and the Motor Valley a little over half an hour, Monte Cimone in under an hour.

How many units does Riserva del Frignano have, and for how many people?

There are two self-contained apartments in the same building: the Ground Floor Apartment, 60 m², for up to 4 guests, and the Studio with Patio, 30 m², for up to 2 guests. They can be booked separately or together, for up to 6 people.

What are the check-in and check-out times?

Check-in is from 3 pm, with self check-in. Check-out is by 10 am. If you need different times, write to us before you arrive: whenever we can, we will accommodate you.

Are pets allowed?

Pets are allowed on request in the Ground Floor Apartment only, with a supplement based on size. They are not allowed in the Studio with Patio. Tell us about your pet when you enquire, so we can confirm the supplement together.

Is there parking?

Yes: parking is reserved for guests, free and CCTV-monitored, inside the property. There is no need to book it.

Can I smoke or hold a party?

Smoking is not allowed inside the units; outdoors it is. Parties and events are not allowed: the house is meant for quiet stays.

Is the kitchen equipped, and are there facilities for families?

Each unit has a fully equipped kitchen with dishwasher and induction hob. A washing machine is available on request. Children are welcome; cots, however, are not available.
